If you’re planning to sell this year, read this first.
I get asked all the time: When’s the best time to sell a house?
Most people assume it’s spring or early summer—and yes, buyer activity does increase then.
But here’s what often gets overlooked 
Not every spring buyer needs to move. Many are browsing, waiting for “the perfect house,” and if they don’t find it… they stay put.
Winter is different.
Buyer numbers are typically lower—but the buyers who are looking?
They’re serious.
(After all… who wants to move in freezing temperatures unless they truly need to? 
)
)Over the Christmas holiday alone, I personally:
• Showed 9 homes to 3 buyers
• Met with 1 seller about listing
And the data backs it up 
In the South Central Kansas MLS, since January 1:
• 61 homes went under contract in just 4 days
• Prices ranged from $29,000 to $1.125M
• Days on market ranged from 1 to 195
Bottom line:
If you’re thinking about selling “in the spring,” now is the time to start the conversation—because homes are still moving, and today’s buyers are motivated.
And if now isn’t the right time to list, it is the right time to schedule a consultation.
