Today’s society is full of instant gratification. Social media has raised the expectations for everyone, including home buyers (even 1st timers).
As a Realtor, I have news: No house is perfect.
Open floor plans, secluded lot, spacious closets, walk-in pantry…finished with seamless, warm, wood grain luxury vinyl flooring, quartz counters, stainless appliances….Buyers want it all!
…on a budget.
And I get it! I like aesthetically pleasing spaces, too!
And no one WANTS to pay for a mechanically sound residence, it’s just expected.
I’ve walked through hundreds of properties.
I, personally, prefer “grandma’s house” where the same family resided for 35 years, featuring carpet preserved from 1979, wallpaper perfectly affixed to every wall, and dust free antique light fixtures….
OVER a house that’s been owned for 6 months by a seller who has “updated” the property with the latest flooring, wall to wall with trending paint colors, solid surface counters, and new matte gold hardware….
Why? If you look deeper at each home, you can see the difference.
One has an evidently maintained furnace, a shed with skirt around the base to keep animals out, clean gutters (& thus impecable soffits)…yes, keeping gutters clean, matters.
The other has NO disclosed property history (zero), interiors you find on a Pinterest wall and a layer of dust 1/2” thick on the furnace.
I’m not saying that all flips should be avoided…I’m just saying to look past the stars in your eyes for more of the story. The house will tell you.
Yes, grandma’s house may require some elbow grease to transform it into the home of your dreams, but spending 
on cosmetic transformations is SO MUCH more satisfying than dumping that same on foundation work, or replacing an air conditioner.
